What goes into a deck replacement price?
DECKS · OCTOBER 19, 2026 · SLATE & SPAN
There is no reliable total from deck area alone. First establish whether the price covers new boards on suitable framing or a full rebuild. Then compare the same decking, railing, stairs and removal scope. A material calculator is a planning aid; it is not a complete installed quote.

Make the totals comparable
Ask each contractor to identify the deck dimensions, exact board product and color, railing type, stair work and disposal. Separate the work you want now from optional lighting, layout changes or upgraded finishes. Ask what is excluded and what remains an allowance.
Trex’s material calculator explicitly says labor is calculated separately. Its choices also separate substructure, decking and railing. When someone shares a per-square-foot number, ask which of those parts it includes before applying it to your project.
Price the condition, not just the surface
Trex’s resurfacing guidance makes sound framing and foundation a starting condition for retaining the structure. Ask who will assess the existing deck and explain any reuse assumption. If concealed damage appears during removal, ask how the additional scope and price will be documented before you agree to it.

Board replacement prices are not rebuild prices
Third-party national estimates put deck-board replacement at $856–$3,305. This range covers boards, not a complete deck rebuild. These are not Slate & Span prices or Bay Area averages.
Use the benchmark only to identify the kind of work being discussed. A proposal for new surface boards and a proposal that replaces the supporting structure answer different questions. Ask for the retained and replaced parts to be named, rather than treating every project described as deck replacement as equivalent.
Make a measured sketch before comparing options. A rectangular 12-by-16-foot deck has a 192-square-foot footprint; draw stairs and landings separately. Mark doors, the deck edge and the areas you want enlarged or removed. That drawing describes size, not a total price. Irregular shapes, railing runs and stair work need their own description.
For a useful comparison, request a base scope and separately listed alternatives. Keep the same footprint and railing arrangement when comparing wood and composite proposals. Ask whether the price includes removal, the selected board product, edge details, fasteners, cleanup and the work needed to finish at the house. Record any assumption about parts that have not yet been exposed.
Also agree how access and daily use will work during replacement. Tell Slate & Span which door relies on the deck and whether materials can reach the yard directly. Photos from safe, accessible positions help us prepare questions. Request a written estimate for your actual San Jose or South Bay project rather than multiplying an online national range by your deck area.
